Commercial Bathroom Partition Installation in Orlando: A Guide for GCs and Owners
How commercial toilet partitions are specified, installed, and inspected in Orlando: materials, mounting styles, ADA clearances, and how to keep Division 10 off the critical path.
Commercial Bathroom Partition Installation in Orlando
Toilet partitions are a small line item in Division 10, but they are one of the last trades in a restroom and one of the first things an inspector and an end user notice. When they go in late, out of plumb, or with the wrong clearances, they hold up the certificate of occupancy. This guide covers what general contractors, facility managers, and owners in Orlando should plan for.
What "bathroom partitions" includes
A commercial restroom partition package usually covers:
- Stall panels, doors, and pilasters for water closets
- Urinal screens between fixtures
- Hardware: hinges, latches, coat hooks, door stops, and emergency-access features
- Mounting components: brackets, headrails, floor shoes, and anchors
Accessories such as grab bars, paper and soap dispensers, mirrors, and baby-changing stations are also Division 10 and are often installed by the same crew in the same visit.
Choosing a material
The right material depends on traffic, moisture, budget, and the look of the space.
- Powder-coated steel: offices, retail, and budget-sensitive jobs. Lowest cost, but it can dent and rust where it stays wet.
- Solid plastic (HDPE): schools, gyms, pools, and high-moisture rooms. It does not rust or delaminate and resists graffiti.
- Phenolic: healthcare, airports, and high-traffic restrooms. Very durable and moisture resistant.
- Stainless steel: upscale commercial and hospitality. Premium look and long life, at the highest cost.
Fire-rating requirements and the owner standard should be confirmed before ordering, since some materials need a rated version.
Mounting styles
- Floor-mounted, overhead-braced: the most common and economical; pilasters anchor to the floor and tie together with a headrail.
- Ceiling-hung: keeps the floor clear for cleaning, but needs structural support above the ceiling, coordinated before the ceiling closes.
- Floor-to-ceiling: the most rigid option for heavy-use or vandal-prone restrooms.
- Wall-hung: an open floor without ceiling structure, if the walls have proper backing.
The mounting style has to be settled before walls and ceilings close, because backing and blocking go in during framing.
ADA and code items that cause failed inspections
Most partition punch-list items come from clearances, not from the panels themselves:
- Required clear floor space and turning space inside the accessible stall
- Door swing, width, and pull hardware on the accessible stall door
- Toe clearance below partitions where the layout depends on it
- Grab bar locations, which depend on solid backing behind the wall
- Accessory mounting heights and reach ranges
The final layout should be checked against the current ADA Standards and the Florida Building Code, and against the approved drawings, before the order is placed.
How to keep Division 10 off the critical path
1. Release shop drawings early. Partitions are often custom-sized; lead times can run several weeks. 2. Field-verify before fabrication. Measure finished walls, not plan dimensions, once tile and wall finishes are set. 3. Confirm backing and ceiling structure during framing, not at installation. 4. Install after finishes and before final clean, with protection kept on panels until turnover. 5. Walk the restroom with the punch list the same day, so adjustments happen in one trip.
